Not a first time JP tourist, N2, - let me tell you a story.

At this point it isn't that bad, we're talking a loss of $2400, which is nothing - but just a hassle.
I missed JP and nostalgia came over me - but the past few days have been meh. I was going in for the angle of getting a cheap apartment before the sprint tourists show up.
Met up/catched up with friends, many of them are 5yr+ in JP, some married/settled down with JP and they're all deciding to fly out, don't blame them really.
Thought about doing some small biz, self sponsered visa, etc - not a big deal - but the work for it just makes annoying. Already run 2 biz, one in USA and one in Asialand. JP seems comfy because it is a great layover spot and a cheap place would be great - but, it does seem a sharehouse would've worked much better at a quarter of the fees.
And that's it. The apartment is the best I've ever had being in JP outside of new build sharehouses but I just don't have time to fuck around as I did 5-8 years ago and that's sad.
I'm still catching up with everyone I know here, and that is nice, and JP is still great - literally 0 tourists, even at the meetup groups. Car rental is not even 1200JPY/day and I had a blast driving around. All the things you guys post on here are cute, but I would say they are worse than 5yrs ago. The girls are super thirsty though and easier, but, they're boring imo. They always were to me. I never liked JP girls, or much of anime. At best music and food.
I do have fun saying I can't speak much Japanese and then act like I'm a natural. It's fun.

No, I'm pretty risk adverse, I'm both surprised how inexpensive it was compared to USA and other Asialand. It used to be *quite* harder in JP w/ use of guarantor and other things, but they really are bad. Getting this sort of apartment pre pandemic would've cost about double, easily.
I'm disappointed that even though it's all inexpensive, and way under airbnb/hotel rates, I still don't want to keep it. Going thorough all the motions, and in the end the same feeling of "meh" took over.
I do miss the days where $2400 felt a lot though, everything felt "new". MRR exceeds 25k for me, and while that isn't much, I'm pretty sure it transcends most sighseeners here. MRR is monthly recurring revenue, because you probably don't know the vocab.
sighsee isn't really the board for long term rents, but I do post time and time again here how I structure real estate deals abroad and thought it'd be a fun datapoint. You're just frothy. 🙂
