Convince me not to buy beachfront parcels I found on the Long Island of the Bahamas, open a bar, and then slowly expand out with hotel rooms, a grass airstrip (eventually paved) with tiedowns for general aviation, eventually restaurants, and someday become a resort with a couple Cessna Caravans ferrying people from the US Southeast for cheap. I ran the math. Based on the Bahaman government's hotel occupancy data, it seems like a no brainer. What am I missing?

    The first thing you need to figure out is how to tap into the tourist population that's already there once you have your bar built. I.E. build it in the boonies and not even offer a bullshit boat tour that stops by? Sure fire way to starve. If you had access to social media prostitutes to give you a visibility boost you might be able to attract a few bursts of tourists (if you get promoted at the right time of the right season) but unless your bar is sitting next to Captain Morgan's mumified penis tied up to a palm tree, the flux will dry out quickly unless it's already on a beaten path or you have a cheap way to scam/ferry them into visiting you.

    You are missing the critical fact that 75% of those hotel occupants don't actually exist, and that the hotels are being used to churn funds for money laundering, unless they are a big popular resort.

    I will not discourage you from doing this. If you have the capital and the desire, go for it.

    That said, official occupancy statistics may or may not bear any resemblance to YOUR hotel occupancy rates. If you end up with fixed expenses like mortgages or servicing other debts, you’re going to have to keep paying them even during months when nobody is staying at your place. And even when occupancy rates are high, you’re looking at a relatively low profit margin (very successful hotels are lucky to hit 15%, smaller ones a consistent third of that, and even that won’t be sustained year-round).

    Your private airstrip concept is also both intriguing and potentially problematic—are you specifically courting the drug trafficker market? They and the authorities will be very interested.

    Anyhow, go for it. I think you will probably go broke, but at least you’ll go broke on a beautiful beach.

      Oh, and duhh, it’s not a simple matter to open an international airport. You’ll need facilities for immigration and customs clearance if you intend to fly people to your resort from the US. I have absolutely no idea what that would entail, either legally or financially, and am sure it can be done, but I am also sure it won’t be easy or cheap.
